Role Scope/Summary
The Staff Space & Occupancy Strategist oversees occupancy and space planning for global properties and occupants. Responsibilities include strategic planning, workplace strategy, move planning, and improving spatial data accuracy.
The role will report to the Head of Workplace Strategy & Planning. You will work as an independent contributor but oversee an outsourced team of space and occupancy strategists and planners, partnering with the internal and outsourced teams to create programs and policies.
In this role, you will:
Manage the outsourced team in strategic and tactical occupancy planning, real estate optimization, and workplace strategy.
Manage Project Intake for the portfolio including business case development, request reporting, and communication with key stakeholders.
Align strategic plans with company priorities to maximize efficiency. Address key adjacencies.
Refine business requirements into occupancy and space plans.
Develop workplace strategies helping collaboration, productivity, and company priorities.
Manage hybrid workplace planning in collaboration with cross-functional teams.
Identify process improvements and program enhancements for existing programs.
Periodically represent the Places team within cross-functional teams.
Report on and support program updates on a weekly, monthly, and quarterly basis, highlighting risks and opportunities.
Bachelor’s Degree in Real Estate, Design, Architecture, Business Administration or related fields
8 years experience or training in one of the above fields, or a related field.
Understanding of corporate real estate, design, architectural, construction and general real estate terminology and principles.
Proficient in basic software platforms (Google Suite, MS Office Suite) and typical space management platforms
OCCUPANCY & SPACE PLANNING
Measure and maximize space utilization across the Americas real estate portfolio, focusing on efficient workplace utilization and optimization. Responsibilities include:
Ensure spatial data accuracy and floorplan updates are submitted and reviewed by the occupancy planners.
Liaise with the Data Team for real-time space data and KPIs.
Review and update Space Programming annually based on headcount projections and team ratios.
Maintain a master plan regularly linking with business units and forecasting space demand.
Partner and coach business units to develop demand models for future space needs by using assumptions and data.
Update the Future Supply information directly related to known capital projects, new builds, and real estate strategic plans.
Tailor, monitor, and review space utilization KPIs for tracking, reporting, and forecasting.
Communicate strategies, policies, KPIs, and results with senior leadership.
Develop occupancy scenario plans, examine utilization data, and engage with internal customers to develop innovative solutions to space requests.
Negotiate to maximize real estate use and enhance partnership. Manage Move Requests between user groups for optimal workflow.
Establish templates and processes to help standardize space requests.
WORKPLACE STRATEGY:
Collaborate with Workplace Strategy & Workplace Design to understand workplace needs, assess efficiency, effectiveness, and experience, and suggest strategy improvements.
Support workplace strategy and design efforts.
Bring insight on external workplace strategies and related innovations that may be appropriate for our company to consider.
MOVE PLANNING:
Manage relationships with our moves, adds, and changes team (MAC) and top people.
Support business units and planners to create aligned block plans and seat assignments before move execution.
Effectively communicate move plans to stakeholders and effectively transition to the MAC execution team.
Create regular reporting and tracking of Team Moves, Personal Moves, and New Hire Seat Assignments.
Look for opportunities to streamline operations and technology to provide improvement for occupancy planners.

Intuit provides a competitive compensation package with a strong pay for performance rewards approach. The expected base pay range for this position is Bay Area California $137,500-186,000, Southern California $132,500-179,500. This position will be eligible for a cash bonus, equity rewards and benefits, in accordance with our applicable plans and programs (see more about our compensation and benefits at Intuit®: Careers | Benefits). Pay offered is based on factors such as job-related knowledge, skills, experience, and work location.
