Join our dynamic team as a Regional Property Manager, where you'll oversee a diverse portfolio of approximately 2000 units across multiple locations. You'll lead and support Property Managers, Senior Property Managers, and Multi-Site Property Managers, ensuring each property meets its financial performance targets and ownership objectives.

Qualifications:
Training/Education:
Preferred: College degree in finance, property management, business, real estate, or a related field
CPM or CAPS designation is a plus
Valid Driver's License and reliable transportation are required
Travel will be necessary
Experience/Skills:
At least seven years of progressive property management experience, preferably managing a portfolio of at least 1500 units in multiple markets
Minimum of five years of successful supervisory experience, including managing large teams and senior or multi-site managers
Proven track record in hiring, coaching, and developing employees
Strong experience in managing various types of multi-family communities, including new construction, conventional, student housing, LIHTC, and HUD projects
Expertise in marketing, lease-ups, rehabs, and repositioning assets
Proficient in financial reporting, budget planning, expense monitoring, and managing profit and loss responsibilities
Excellent computer skills, with an emphasis on Microsoft Office; experience with Yardi, P2P, and LRO is preferred

Responsibilities:
Monitor expense controls and implement initiatives to achieve a 45% Operating Expense Ratio.
Oversee the annual budget process.
Manage rent collection efforts, including accounts receivable, bad debt, evictions, and timely approval of write-offs to achieve less than 1% delinquency by the end of each month.
Increase property CNOI annually to meet or exceed property budgets.
Conduct monthly financial reviews with on-site Property Managers and address variances.
Partner with the RVP to establish and implement a monthly forecasting process for each asset.
Recommend capital improvement projects within budget parameters to the RVP and Asset Manager.
Conduct a minimum of 12 site visits per property annually, completing quarterly site checklists and addressing issues at troubled assets.
Ensure properties adhere to company standards on curb appeal and asset preservation, reviewing these with site staff during visits.
Develop and execute marketing initiatives and advertising/leasing plans.
Oversee the appropriate use of Reserve for Replacement and/or Residual Receipts for funding capital improvements and/or operating deficits.
Identify and recommend ancillary income sources to increase property revenues.
Create and implement action plans for under-performing assets.
Act as a liaison with regulatory agencies and follow up on compliance (e.g., IHFA, HUD).
Communicate with outside owners, investors, and other stakeholders as appropriate.
Ensure accuracy and timely delivery of monthly executive summaries and variance reports.
Ensure owner reporting packages are accurate and delivered to clients on time.
Document and archive all communications with owners/clients.
Participate as a team member in acquisitions, dispositions, fee management, and new construction processes, providing feedback on the marketability and management of assets.
Assist in the due diligence process for third-party management opportunities and potential acquisitions.
Recruit, select, train, supervise, and counsel management staff in accordance with company policy and EEO guidelines.
Perform employee appraisals and administer appropriate actions.
Develop site team members for future growth within the company.
Hold teams accountable to ensure policies for property operations are adhered to.
Recommend goals and incentive compensation programs for management staff and ensure consistent implementation.
Conduct quarterly staff meetings with management staff to address property performance, policy issues, and other corporate business.
Manage employee relations issues with Human Resources.
Achieve the best pricing through the bid process for supplies and services, as well as cap ex managed by Property Management.
Review EEO and EHO complaints with the RVP, HR, and Legal Department.
Work with in-house legal counsel in managing property-related litigation.
Partner with support groups, including Accounting, Marketing, IT, HR, Development, Construction, Compliance, and Operations, to effectively manage the portfolio.
Develop, complete, and distribute all required reports in a timely fashion.
Achieve established KPIs and company goals.
Ensure proper assignment of cap ex projects to the appropriate department and timely execution of cap ex plans.
Perform other duties as assigned by the VP.
